An SBA 504 loan is a commercial real estate financing product for owner-occupied properties. This is the only commercial real estate financing product that allows up to 90% financing. The financing is composed of two loans, a 50% commercial bankable loan first mortgage and a second, 40% financing loan that is guaranteed by the Small Business Administration (SBA). 

While the first 50% loan has a traditional commercial loan structure with a 5 year fixed period, and a second 5 year adjustable period for a total loan term of 10 years with 25 year payment amortization (5/10/25), the second mortgage for 40% is fixed for the entire 25 or 30 year term of the loan. 

Very much like a commercial bankable loan, this product demands a stringent underwriting standard in order to facilitate a borrower with the highest leveraged commercial loan product available in the market.
