A conduit loan, also known as a Commercial Backed Security (CMBS) is a type of commercial mortgage that unlike traditional commercial loans, it is packaged with other loans and securitized into a Real Estate Mortgage Investment Conduit (REMIC) and sold in the secondary market.
Conduit loans typically have lower interest rates than traditional commercial mortgages and additional advantages include the fact that they are non-recourse assumable loans.
Since CMBS loans are mainly asset-based loans, these are a great fit for borrower sponsors with less than ideal financial history and less than perfect credit who still aspire to obtain a great interest rate.
